New Construction
Did you know that you can have your own real estate agent represent you at most new construction sites? Builders do not typically reduce your costs as a buyer if you waive your right to representation, so why not bring your own agent to represent your best interests? But first...
Do NOT visit new construction builders without your agent present!
Buying a new construction home comes with many benefits and may be a great option for you! Always coordinate your first visit to the new construction home site or sales office with your own agent. Most builders will not allow you to include your own agent if they were present during your initial visit. However, we make it convenient to meet you there and register you for that first visit.
New Construction Pros:
- Modern amenities and smart home features
- Lower utility bills
- New construction warranties
- Limited need for repairs or renovations
- Customization and personalization options
- Ability to choose your own land-lot
- Integrated lending and title services
- Incentivization packages, such as closing cost contributions or special financing options
New Construction Cons:
- Higher upfront costs
- Lot premiums on most desirable lots
- Longer wait times or supply chain issues
- Usually further away from city centers
- Limited landscaping options
- Active construction sites
- Future tax adjustments
Who's Representative Are They?
- The builder is the seller.
- The agent on-site is the builder's agent, never the buyer's agent.
- The builder's agent keeps the builder's best interests in mind, just like a listing agent does for the seller of a typical resale home.
- The builder's agent may or may not be a licensed REALTOR®.
The builder's agent may be a valuable resource to you as a buyer, but why not have your own representative in your corner for that extra peace of mind?
